By registering an account, you represent and warrant that:

GetsRoom reserves the right to refuse registration at its discretion.

Users are fully responsible for all activities conducted through their accounts.

6. PROHIBITED ACCOUNT USE

• use automated scripts or bots,

Violations may result in immediate account termination.

7. MULTIPLE ACCOUNTS & FRAUD PREVENTION

GetsRoom reserves the right to:

• limit or prohibit multiple accounts,
• merge duplicate accounts,
• suspend accounts linked to fraudulent activity.

8. ACCOUNT SUSPENSION & TERMINATION

GetsRoom may suspend or terminate accounts without prior notice if:

• Terms are violated,
• fraudulent or suspicious activity is detected,
• required verification is not completed,
• legal or security risks arise.

Users remain liable for obligations incurred prior to termination.

9. USER CONTENT & COMMUNICATIONS

Users may submit content including messages, photos, and profile information.

Users agree that:

• content must not be illegal, abusive, or misleading,
• the Platform may remove inappropriate content,
• the Platform may retain communications for security and dispute resolution.

10. DATA PRIVACY & SECURITY

User data is processed in accordance with the Platform’s Privacy Policy.

11. ELECTRONIC COMMUNICATION CONSENT

GetsRoom shall not be liable for:

GetsRoom is a digital platform that connects Property Owners with Guests for accommodation reservations.
By making a reservation, you (“Guest”, “you”, or “your”) agree to be bound by these Terms.

1. RESERVATION AGREEMENT

• A reservation made through the Platform forms a binding agreement between the Guest and the Property Owner.
• GetsRoom acts solely as an intermediary facilitating the booking and payment process.
• The Property Owner is responsible for delivering accommodation services as described.

2. PRICING & TOTAL COST TRANSPARENCY

• The total price displayed at checkout includes the accommodation rate, applicable taxes, and platform fees (if applicable).
• Additional charges may apply only if clearly disclosed prior to booking (e.g., security deposits, extra guest fees, local taxes).
• Currency conversion rates may vary depending on the payment provider or issuing bank.

3. PAYMENT METHODS

The Platform may accept payments through:

credit or debit cards, digital wallets, bank transfers, other payment methods provided by supported payment processors.

Payments are processed via third-party payment providers.

4. PAYMENT AUTHORIZATION

By submitting payment details, the Guest:

• authorizes the Platform and its payment providers to charge the full booking amount,
• confirms they are authorized to use the payment method,
• agrees that electronic authorization constitutes valid consent.

Reservations are confirmed only after successful payment authorization.

5. PAYMENT PROCESSING & THIRD-PARTY PROVIDERS

Payments are processed by independent third-party payment service providers. GetsRoom is not responsible for:

• transaction failures,
• processing delays,
• banking errors,
• fraud detection blocks,
• currency conversion differences.

Payment processing fees may apply according to provider policies.

6. SECURITY DEPOSITS & INCIDENTAL CHARGES

• Property Owners may require a security deposit.
• Security deposits may be pre-authorized, held, or charged according to the listing policy.
• Guests are responsible for damages, excessive cleaning, or violations of house rules.
• Additional charges may be billed after checkout if damages are verified.

7. CANCELLATION & REFUND POLICY

• Cancellation policies are set by the Property Owner and displayed before booking.
• Refund eligibility depends on the selected cancellation policy.
• Platform service fees and payment processing fees may be non-refundable unless required by law.
• Refund processing times depend on payment providers and financial institutions.

8. NO-SHOWS & EARLY DEPARTURES

• Failure to check in on the scheduled date may be treated as a no-show.
• No-shows and early departures may be non-refundable based on the cancellation policy.
• Refunds are not guaranteed for unused nights.

9. CHARGEBACK & PAYMENT DISPUTES

Guests agree to contact GetsRoom support or the Property Owner to resolve issues before initiating a payment dispute.

Guests agree not to initiate chargebacks for:

• cancellations outside the permitted refund window,
• dissatisfaction unrelated to listing accuracy,
• refusal to comply with house rules,
• no-shows or early departures,
• fees disclosed before booking.

Improper chargebacks may result in account suspension and recovery of dispute-related costs.

GetsRoom may submit booking records, communications, and usage data as evidence in dispute proceedings.

10. FRAUD PREVENTION & PAYMENT SECURITY

GetsRoom reserves the right to:

• decline high-risk transactions,
• request identity verification,
• cancel suspicious reservations,
• delay confirmation pending security checks.

These measures protect Guests, Property Owners, and the Platform.

11. CHARGEBACK & PAYMENT DISPUTES

By completing a payment, you agree not to initiate unjustified chargebacks or payment disputes.

• provide accurate and honest dispute information,
• avoid disputes for valid, completed, or non-refundable bookings,
• understand that fraudulent disputes may result in account suspension and recovery fees.

These policies help prevent fraud and protect property owners and payment partners.

12. PROPERTY RULES & GUEST RESPONSIBILITIES

Guests agree to follow all property rules and local regulations during their stay.

Failure to comply may result in eviction without refund.

Guests agree to use the platform at their own discretion.

Getsroom Modification & Cancellation Policy

1. General Terms

By making a reservation through GetsRoom, guests acknowledge that they have read, understood, and agreed to this Modification & Cancellation Policy.

Cancellation and modification terms vary depending on:

• The property’s selected cancellation policy
• The applicable rate type or promotion
• The booking date and stay period

GetsRoom acts solely as a technology platform facilitating reservations and payment processing between guests and properties.

All refunds are subject to applicable non-refundable fees as stated below.

2. Cancellation Policy Types

The applicable cancellation policy is displayed at the time of booking and becomes binding upon confirmation.

2.1 Flexible Policy

Full refund if cancelled at least 1 day before check-in.

• If cancellation is made at least 24 hours prior to the property’s official check-in time, guests are eligible for a refund of the refundable portion of the room rate.
• Platform service fees and payment processing charges remain non-refundable.
• If cancelled within 24 hours of check-in or after check-in time, the booking may become non-refundable.

2.2 Moderate Policy

Full refund if cancelled at least 5 days before check-in.

• If cancellation is made at least five (5) calendar days before check-in, guests are eligible for a refund of the refundable portion of the room rate.
• Platform service fees and payment processing charges remain non-refundable.
• If cancelled within five (5) days of check-in, penalties may apply and the booking may become partially or fully non-refundable.

2.3 Strict Policy

50% refund up to 7 days before check-in.

• If cancellation is made at least seven (7) calendar days before check-in, guests are eligible for a refund of up to fifty percent (50%) of the room rate.
• Platform service fees and payment processing charges remain non-refundable.
• If cancelled within seven (7) days of check-in, the booking may become non-refundable.

2.4 Non-Refundable Policy

• Bookings marked as non-refundable are not eligible for cancellation refunds under any circumstances, except where required by applicable law.
• Platform service fees and payment processing charges are non-refundable.

3. Non-Refundable Fees

The following charges are non-refundable under all cancellation types:

• Platform service fees
• Payment gateway / card processing fees
• Banking or transfer charges
• Currency conversion charges
• Promotional or discounted rate conditions (if specified)

Platform service fees are considered earned upon successful booking confirmation.

4. Refund Method

• All approved refunds will be credited to the guest’s GetsRoom Wallet.
• Wallet balances may be used for future bookings on the platform.
• Refunds to the original payment method may only be processed when required by law or at GetsRoom’s sole discretion under exceptional circumstances.
• Approved refunds are typically credited within 24–72 hours after confirmation.

5. Reservation Modifications (Reschedule)

Where permitted under the property’s cancellation policy, guests may request a date modification (reschedule) instead of cancellation.

Reschedule approval is subject to:

• Room availability
• Rate differences
• Property approval (if required)

5.1 Rate Differences

• If the new booking price is higher than the original booking price, the guest must pay the full price difference before confirmation.
• If the new booking price is lower than the original booking price, only the difference in room rate is refundable.
• Platform service fees and payment processing charges remain non-refundable.
• Refundable amounts will be credited to the GetsRoom Wallet.
• Platform service fees are not recalculated during rescheduling.

5.2 Effect on Cancellation Terms

• Rescheduling a reservation may result in revised cancellation terms.
• Once a reservation has been modified, the original cancellation policy may no longer apply.
• Revised or stricter refund conditions may be enforced.
• Guests acknowledge and accept updated cancellation terms upon confirmation of the modification.

5.3 Cancellation After Rescheduling

• If a reservation that has been rescheduled is later cancelled, the guest may receive a refund of up to thirty percent (30%) of the total room payment.
• Platform service fees, payment processing fees, and other non-refundable charges will be deducted.
• The remaining balance will be retained as a cancellation fee.
• This rule applies regardless of the original cancellation policy and is implemented to prevent misuse of rescheduling to bypass cancellation penalties.

6. No-Show Policy

• If a guest fails to check in on the scheduled arrival date without prior cancellation, the reservation will be considered a no-show.
• No refund will be issued.
• The property may release the room for resale.

7. Property-Initiated Cancellation

• If a property cannot honor a confirmed reservation, the guest will receive a full refund of the accommodation charges.
• Platform service fees may be refunded at the platform’s discretion.
• An alternative accommodation may be offered, subject to availability.

8. Force Majeure

Refund eligibility may be adjusted in cases of force majeure events beyond reasonable control, including but not limited to:

• Natural disasters
• Government travel restrictions
• Public emergencies
• Transportation shutdowns

Supporting documentation may be required.

9. Fraud Prevention & Chargeback Protection

• GetsRoom reserves the right to review suspicious refund, modification, or cancellation activity.
• Deny refunds in cases of abuse or fraud.
• Suspend accounts initiating unjustified chargebacks.
• Cancel bookings associated with fraudulent payment activity.

Guests agree to cooperate in payment dispute investigations.

10. Final Determination

• Refund eligibility is determined strictly based on the cancellation policy agreed to at the time of booking.
• Platform service and payment processing fees are non-refundable.
• Refund decisions are final once processed.
• Abuse of cancellation or modification policies may result in account restrictions.

Refund calculation:

• Refundable room rate: Rp2,300,000
• Platform & processing fees: Non-refundable

If cancelled 3 days before check-in → refund may not apply depending on policy terms.

Example 3 – Strict Policy (50% Refund Up to 7 Days)

• Original total payment: Rp3,264,995

• New room rate after reschedule: Rp2,111,000

Room rate difference: Rp3,000,000 – Rp2,111,000 = Rp889,000

• Refund credited to GetsRoom Wallet: Rp889,000
• Platform and processing fees remain non-refundable.

Example 6 – Reschedule (Higher Price)

• Original total payment: Rp2,000,000
• New room rate after reschedule: Rp2,400,000
• Additional payment required: Rp400,000

Reschedule is confirmed only after payment of the difference.

Example 7 – Cancellation After Rescheduling (30% Cap)

• Original booking: Rp1,000,000
• Booking rescheduled
• Guest later cancels the modified reservation

Maximum eligible refund: 30% of room rate

30% of Rp1,000,000 = Rp300,000

• Platform & processing fees (Rp60,000) deducted

These Terms & Conditions (“Terms”) constitute a legally binding agreement between the property owner or any party legally authorized to manage a property (“Property Owner”) and GetsRoom (“Platform”).

GetsRoom is a digital platform that connects Property Owners with Guests for accommodation reservations.

By registering, listing, managing, or operating a property on the Platform, the Property Owner acknowledges that they have read, understood, and agreed to be bound by these Terms.

1. DEFINITIONS

For the purposes of these Terms:

• Platform means the GetsRoom digital system that provides accommodation booking services.
• Property Owner means the lawful owner of a property or a party legally authorized to manage and rent the property.
• Guest means a user who makes a reservation or stays at a property.
• Listing means property information displayed on the Platform.
• Reservation means a booking made through the Platform.

2. ELIGIBILITY & AUTHORITY OF PROPERTY OWNER

The Property Owner represents and warrants that:

• They are the lawful owner of the property or possess valid legal authority to manage and rent the property.
• All submitted information and documentation are true, accurate, complete, and verifiable.
• They are fully responsible for the operation of the property and all rental activities involving Guests.

3. LEGALITY & BUSINESS PERMITS

The Property Owner must ensure the property complies with all applicable laws and licensing requirements, including but not limited to:

• Business Identification Number (Nomor Induk Berusaha / NIB)
• Tourism business licenses appropriate to the accommodation type
• Operational permits for villas, guesthouses, hotels, or other lodging types
• Valid ownership documents or lawful management agreements

The Platform reserves the right to reject, suspend, or remove Listings that fail to meet legal requirements.

4. TAX COMPLIANCE & FINANCIAL OBLIGATIONS

The Property Owner is responsible for:

• Complying with all applicable tax laws of the Republic of Indonesia.
• Paying Hotel & Restaurant Tax (PHR) and other applicable local taxes.
• Reporting business income in accordance with applicable regulations.

The Platform may provide transaction reports for transparency purposes; however, tax compliance remains the sole responsibility of the Property Owner.

5. ZONING & LAND USE COMPLIANCE

The Property Owner guarantees that the property:

• is located in a zone permitted for accommodation businesses,
• does not violate spatial planning regulations,
• is not situated within protected or restricted areas for commercial use.

Violations may result in suspension or removal of the Listing.

6. SAFETY, HEALTH & OPERATIONAL STANDARDS

The Property Owner must ensure the property meets minimum safety and comfort standards, including:

• basic security systems,
• fire extinguishers,
• emergency evacuation routes,
• proper sanitation and hygiene standards,
• emergency contact information for Guests.

7. INFORMATION TRANSPARENCY OBLIGATIONS

The Property Owner must ensure that Listings contain accurate and non-misleading information, including:

• final pricing with no hidden charges,
• cancellation and refund policies,
• maximum guest capacity,
• actual facilities and property condition,
• house rules and local community regulations.

The Platform reserves the right to modify, suspend, or remove Listings containing misleading information.

8. RELATIONSHIP BETWEEN PROPERTY OWNER AND GUEST

• The legal relationship regarding reservations and property use exists directly between the Property Owner and the Guest.
• The Property Owner is responsible for the accommodation services provided to Guests.
• The Property Owner must handle complaints, requests, and dispute resolution arising during a Guest’s stay.

9. CULTURAL, SOCIAL & ENVIRONMENTAL RESPONSIBILITY

The Property Owner must:

• respect local customs, traditions, and religious activities,
• maintain neighborhood order and harmony,
• refrain from organizing activities that disturb the community,
• educate Guests regarding local etiquette and social norms.

10. COMPLIANCE WITH BALI LOCAL REGULATIONS

For properties located in Bali, the Property Owner must:

• Comply with regulations issued by the Provincial Government of Bali and relevant local authorities.
• Respect customary law (awig-awig) and local traditional village regulations.
• Ensure operations do not interfere with religious ceremonies, cultural events, or community order.
• Comply with regulations governing villas, guesthouses, and tourism accommodations.
• Fulfill obligations to report foreign Guests in accordance with immigration and police regulations.

11. VERIFICATION & AUDIT

The Platform reserves the right to:

• verify legal documentation,
• conduct periodic Listing audits,
• request document updates,
• suspend Listings during verification processes.

12. VIOLATIONS & SANCTIONS

If the Property Owner violates these Terms, the Platform reserves the right to:

• issue written warnings,
• temporarily suspend Listings,
• permanently remove Listings,
• withhold pending payments related to violations,
• report serious violations to relevant authorities.

13. LIMITATION OF PLATFORM LIABILITY

The Platform acts solely as a digital intermediary between Property Owners and Guests.

The Platform shall not be liable for:

• property damage,
• disputes between Property Owners and Guests,
• legal violations committed by Property Owners,
• non-compliance with applicable regulations.

14. MODIFICATIONS TO TERMS

The Platform reserves the right to amend these Terms at any time. Changes become effective upon publication on the Platform.

15. GOVERNING LAW & DISPUTE RESOLUTION

These Terms shall be governed by and interpreted in accordance with the laws of the Republic of Indonesia.

Any disputes shall first be resolved through mutual consultation. If no resolution is reached, disputes shall be settled under the jurisdiction of the applicable courts of Indonesia.

• Refund eligibility depends on the selected cancellation policy.
• Platform service fees, if applicable, may be non-refundable unless required by law.

6. GUEST RESPONSIBILITIES

Guests agree to:

• Property Owners may require a security deposit.
• Guests are responsible for damages caused beyond normal wear and tear.

All reservation agreements are formed directly between the Property Owner and the Guest.
